This sounds pretty simple but I see a lot people buying in areas where the quality life is going down not up.
Are schools getting better or worse?Is that new subdivision going to help values or create more traffic and noise?Is that freeway coming in a bonus or not?These are all double edge swords figuring it out takes your intuition.
Some of you may now be thinking well obviously Freeways and shopping Malls are bad.
But nothing could be further from the truth.
A freeway can open an area that once seemed too distant causing values to skyrocket.
Take for example a main artery or freeway opening up to connect an isolated inland area directly to the beach or to a downtown metropolitan area.
A shopping mall can make rural isolated areas feel like home.
Many times I had clients ask where the nearest grocery store is.
That is important to people, knowing that one is coming in can present an opportunity for further growth and development.
If the shopping mall exists, then the condo's and town homes can be expected to be built soon after.
New roads created also can have the same effect.
That being said you don't want any of these in your backyard so it is important to stay informed especially in new communities where there is a lot of building.
From a realtor's point of view you don't want to have your client come back down the road (no pun intended) with a class action suit.
